INHERITING A TENANT
When an investor purchases a property with a tenant already in place, their first thought is most likely relief. Relief that there will not be a vacancy period— which may mean avoiding leasing fees, maintenance costs, and/or advertising expenses too. Of course, one also hopes for an ideal tenant, in a lease, with ideal rental agreement terms. Unfortunately, there are a number of scenarios which can happen; and in many cases, simply inheriting a tenant with your property may not necessarily be an advantage.
