Consultation Service

If you would like our advice on property rental value, or to hear about our services in greater detail, we would be delighted to meet you at your property and give you an hour of our time. During this consultation we will offer you information about the current market rental value of your property. We will also offer advice about the condition of your property including suggestions on maintenance items you should consider. This consultation can be a true benefit to you while making decisions about property management services. Our consultation service is offered to you at a $100 per hour and payable at the time of the consultation. This fee will be waived should you hire us for either Leasing Only Service or our Management Service.

Leasing Service

If you prefer to handle the day-to-day management of your property yourself but you do not have the time or availability to market and show vacancies on a moment's notice, nor the expertise in choosing a new tenant, this is the right program for you. PRANDI Property Management will handle any or all of the following:

Consultation Services
Recommend required maintenance
Show vacant unit(s) to prospective tenants
Creative advertising/marketing vacancies
Application screening in-house, including credit and rental history verification
Review application with you in detail
Execute rental/lease agreement
Collect first month's rent and security deposit
Conduct move-in inspection of the property
Turn over original documents and funds to you, less our commission fee
After this process we then turn the day-to-day management back over to you.

Monthly Management

If you would prefer not to get a phone call at 3:00 a.m. about your tenants leaking water heater, this program is designed for you. PRANDI Property Management will handle all aspects of caring for your property 7 days a week and 24 hours a day. Listed below are a few of the many services included:

Provide/supervise maintenance (at no additional mark-up to you)

Document Preparation Only

This service is perfect for the owner who has already found their own potential tenant, but is concerned with qualifying the tenant, or preparing the correct legal documentation. The service includes preparing various documents, including the rental/lease agreement, legal addenda and supplying a move in evaluation form and packet for your new tenant. This is an a-la-carte service, so please inquire with office for service pricing, as pricing will vary depending on needs
